The villa has a combined sitting and dining room, with an attractive mezzanine floor. Throughout there is a tasteful blend of antique and modern furniture and interesting art. There is also a bigger separate sitting room.
With three double rooms the villa comfortably sleeps six. In the kitchen you will find the full range of modern appliances the enthusiastic cook expects.
The villa also features two bathrooms with showers.
There is a large portico for relaxing away from the midday sun, for al fresco dining and barbecuing. For those with excess energy to burn off there is a folding table tennis table.
The swimming pool is a beautiful curved 14 X 6 metre pool, with a straight swimming lane for serious swimmers, is environmentally friendly and flanked by two ponds. it is for your private use except for half an hour per day when the owners use it. It has spacious, attractive decking and is located below and well away from the main farmhouse. A combination of dark grey liner, solar heating and nighttime cover makes for a season from May to the end of October. This pool is landscaped with two ponds, which give endless entertainment of their own.
The views around the pool are stunning, overlooking the Tiber valley across to the hilltop town of Todi. The garden is delightful; it is shaded in part by mature trees and can be lit at night for a swim or barbecue and pizza party.
The ponds are a mini nature reserve and a haven for frogs, dragon flies and fish. The gardens and rockeries attract numerous butterflies and the interesting hummingbird hawksmoth. The garden area is surrounded by 400 olive trees and a few vines.
For the golf addict there are 3 holes to hone the short game and clubs are available. The area is a photographer and artist's paradise with towns like Perugia, Assisi, Todi and many others to explore. Umbria has many Estruscan and Roman relics and even a tour of Hannibal's battle sites can be arranged. There is lots to do.
